I aspire to assist the homeowner to achieve their desired results by creating detailed 3D photorealistic renderings of their dream home. With the homeowner's floor plans, inspiration pictures, in-depth conversations, and ideas, we will generate detailed drawings.
We will select, shop, and source the materials together in order to create a design unique to the homeowner. Once we make selections on individual items, we will incorporate them into the drawings to fine-tune installation specifications. From there, we will create the 3D photorealistic rendering. I will put everything together into picture documents by room location and have items listed on spreadsheets with model numbers and locations. We will also produce elevation drawings and specification sheets as needed, giving us tangible images and documents to share our vision with the builders and trades/subs.

I will provide assistance in selecting the following: exterior materials, roofing colors, exterior paint colors, plumbing fixtures, lighting fixtures, garage doors, cabinet layout & design, interior door selections & schedules, trim selections, flooring, paint, countertops, hardware and more. This would include selections, sourcing materials, documentation for the builder to purchase, as well as information including specs and placement for the trades onsite. I will go with you to source and help select the materials, and then make drawings/renderings in order to better visualize the end result. This helps in making decisions on items, layout, & design in order to reach that goal.
Once the homeowner and I have finalized the selections, I will thoroughly examine the vendor invoices to make sure that all of the details and pricing are correct. Once these are finalized and signed off by the homeowner, these will be sent over to the builder for purchasing. I have opted to do it this way in order to save the homeowner money. Often, designers like to make the purchase themselves, therefore adding on a percentage in addition to their design fees. Then the invoice is sent over to the builder and they also have a percentage for orchestrating all things on the project end. This leaves the homeowners paying nearly double fee/percentage on the purchased materials. I would like to save the homeowner money and send the finalized invoice to the builder for them to purchase directly from the vendor. This also allows the builder to be able to coordinate directly with the vendor for delivery or pick up of materials, helping to streamline the building process.
Once each step is finalized and approved by the homeowner, I will make documents including necessary specs available to the trades onsite by QR code for easy access. Generally, the trades have received paper copies of the invoices or portfolio for them to decipher where items would be located, and a majority of the time it does not have enough information or the papers would be quickly lost, discarded, or out of date. However, by using the QR codes they will have access to everything needed without adding any additional mess around the jobsite or forgotten paper packets. Any changes or updates to the information can be uploaded to the QR from the backside so the current / most up to date information is always available onsite.

Yes, this is part of the purpose of why we are doing the drawings / renderings. By visualizing through drawings and renderings we can make changes on paper before the actual work begins onsite, we do this in order to eliminate costly changes once the materials are actually installed.

I have opted to charge a flat fee that provides a fixed number for these services, allowing the homeowner to plan and know the cost, up front, rather than it being by the hour or any other arbitrary number. Any trade discounts that can be obtained will be passed on to the homeowner, often saving the homeowner enough money to cover the entire design consulting fee.
